Brief description

In Germany, there is not a single publicly accessible shelter for civilians. Due to political developments over the past year, a shift in societal attitudes has occurred, leading families to want to take their own safety precautions.

We receive numerous inquiries from private individuals who, for various reasons, cannot build their own shelter but want to secure a place in a shelter for emergencies. Our goal is to provide comprehensive support to individuals in their crisis preparedness.

We bring investors and potential tenants together so that affordable shelter spaces can be built for the civilian population.

The shelter facilities must meet the highest standards and withstand modern threat scenarios. This ensures comprehensive protection against:

Shelter hotels

"Safe Haven Hotel" concept

Constructing dedicated shelters is not economically viable for single-use purposes and involves considerable costs. For this reason, numerous multi-purpose facilities were built during the Cold War, allowing, for example, underground parking garages to also be used as shelters. Since Germany has not invested any funds in the maintenance of shelters since 2007, not a single functioning shelter remains in Germany.

The concept of a "protection hotel" involves designing and constructing a hotel's underground parking garage as a shelter. In peacetime, the garage can be used normally.

During the pre-attack phase, the underground parking garage is cleared of vehicles, the shelter doors are closed, protective beds and equipment are set up, and the shelter ventilation is started, so that a large number of people can move into the shelter within a few hours.

The "safe haven hotels" have the necessary infrastructure and have long-term food and water supplies, so that people in the shelter can be provided for over a longer period of time.

Shelter hotels in practice

The shelter is prepared for various disasters and threats posed by the use of weapons of war. The required duration of protection can range from a few hours to several days, depending on the event. The shelter is occupied and vacated according to public warnings, allowing for periods of time outside the shelter between attacks.

Tenants of shelter spaces should remain near their shelter at all times during conflicts so that the facility can be reached quickly in case of emergency. The shelter spaces are therefore suitable for two target groups:

Residents near the shelter hotel

People whose place of residence is a maximum of 50 km from the shelter facility can reach the shelter within one hour in an emergency.

This means that during longer periods of non-attack, the shelter can be left and the main residence can be occupied.

Residents in the shelter

People can relocate their primary residence to the safe hotel during times of conflict and stay in their hotel room.

In case of danger alerts, they can immediately enter the shelter.

During longer periods without threat, the shelter can be left and the stay spent in the luxury hotel with full service.

Dual use of the shelter hotels

Peace times

In peacetime, the shelter operates as a regular hotel and is used as an underground parking garage. Shelter spaces are allocated through affordable long-term leases, ensuring tenants have a secure place in the shelter in case of emergency. Tenants of shelter spaces are only permitted to use the shelter during times of conflict.

Investors in sheltered hotels generate additional income during peacetime through long-term leases, even though the underground parking garage is not used by the tenants during this time.

times of crisis

If a conflict escalates, the multi-purpose facility is converted from an underground parking garage to a shelter. Long-term tenants arrive and can stay in the hotel or the shelter, depending on the situation. The shelter hotel is monitored and secured around the clock by security personnel.

Investors in shelter hotels have a fully booked hotel even in times of crisis. To ensure the hotel can continue operating during these times, the shelter naturally also provides space for staff, making their stay at the hotel safer than at home.

The planned shelter facility is located in Lower Franconia and is suitable for residents from the following districts:

The shelter hotel will provide safe accommodation for 600 people. These spaces can be rented in two different packages:

Insurance for emergencies

On average, every German pays around €40 per month for their car insurance. However, very few have made provisions for their physical safety in an emergency. With our shelter hotels, we can offer a large number of people a safe and affordable place in a protected area.
